Silver Baron and The Lodges Maintenance Manager – Year Round

Job Overview

PURPOSE OF POSITION: To oversee all aspects of maintenance at the Lodges and Silver Baron complexes (or other Deer Valley managed properties?). To ensure guest, owner and employee satisfaction with the maintenance department. To provide a safe environment for guests, owners and employees. To achieve budgeted profitability by adhering to Service and Safety Standards and exercising fiscal responsibility and sound management practices. To build a positive, productive team.

SPECIFIC JOB REQUIREMENTS:

  • Experience in hiring, training and supervising employees
  • Ability to work closely with other departments and members
  • Excellent organizational and leadership abilities
  • Excellent communication and interpersonal skills
  • Thorough knowledge of a wide range of maintenance areas, including general repair work, basic construction, plumbing, refrigeration, pumps and motors, electrical, HVAC, painting and drywall
  • Financial Management of company and HOA complexes:
    • Reading, reporting and acting on financial statements of company and complexes
    • Managing affected accounts – conveying adaptability, flexibility and accountability
  • Through knowledge of complexes fire and safety systems
  • General knowledgeable of local, county, State and Federal fety regulations
  • This is a “hand-on” position. Must be able to lift 40+ lbs and be physically fit
  • Must have a valid driver’s license and be able to drive a company vehicle
  • Must be computer literate
  • Strong knowledge of facilities, machines and equipment
  • Modify own schedule and schedule of team to meet the business demands of the complexes

JOB DUTIES AND RESPONSIBILITIES:

  • Recruit, manage, train, develop and evaluate performance of all aspects of the maintenance department, to ensure guest, member and employee satisfaction
  • Maintain property in an “as new” condition as directed by the Board
  • Manage contracted services – develop or update contract specifications to assist in bidding out contracted services
  • Research appropriate vendors, better services, better prices (low price is not always better service) for greater efficiencies between the two complexes such as:
    • Share services
    • Share maintenance or portaging contract staff
    • Reduce janitorial or other services in slow periods
    • Purchase in bulk when possible
    • Constantly evaluates energy conservation efforts of the complexes for best green practices including energy consumption, waste recycling, water conservation/sustainable landscaping, etc.
  • Project Management:
    • Company projects
    • HOA common area projects
    • Project requests from HOA residents
  • Ensure weekly schedules provide quality coverage and effective workflow, in adherence to budgetary guidelines
  • 24-hr emergency coverage for the department is required
  • Oversee completion of daily, weekly, monthly and seasonal checklists
  • Demonstrate proactive problem resolution with urgency and empathy
  • Conduct department staff meetings; attend and contribute to weekly management staff meetings
  • Provide support for department employees regarding technical problems, obtaining parts, procedures to provide a high quality of customer service
  • Maintain working relationship with vendors, subcontractors and suppliers to ensure level of service
  • Work with other departments to ensure a spirit of cooperation and partnership around guest, member and employee satisfaction, safety and company profitability
  • Maintain appropriate inventory levels of chemicals, supplies, tools, operating equipment and common repair parts
  • Other duties and responsibilities as assigned
